Do you charge tenants?

Yes — we work for you, not for landlords. A single transparent fee covers the whole search until you sign a contract.

What happens if you don't find a home for me?

If we haven't found a home that meets your requirements within 8 weeks, your fee is refunded in full. This applies to our Standard and Premium plans.

Which languages do you speak?

English & Dutch. Intake and viewings are usually in English.

How long does it take?

Most clients sign a contract within 3–6 weeks of their intake, depending on budget and area.

Can you help before I arrive in the Netherlands?

Yes — that's most of our work. We handle viewings by video and coordinate with landlords on your behalf.

What is the pet policy in the Netherlands?

Pets are mostly not allowed in Dutch rental properties. If you have a pet, we will flag pet-friendly listings and ask landlords directly when needed.

What are the lease terms?

Most contracts are indefinite with a minimum term of 12 months. We explain the fine print before you sign.

Are utilities included in the rent?

Either included in rent or separate. If they are separate, we will help you set them up and estimate monthly costs.

Can I search for furnished or unfurnished homes?

Yes — furnished or unfurnished can be added to your wishlist during intake. We will only show properties that match your preference.
